Air Conditioner Maintenance – What to Do and When

A well-maintained air conditioner can run efficiently for 15–20 years. A neglected one may need replacement in 7–10. The difference? Mostly simple cleaning tasks you can do yourself, plus annual professional servicing. Here's the complete maintenance schedule.

What You Can Do Yourself

Monthly (During Cooling Season)

  • Clean the indoor unit air filter — remove the panel, slide out the filter, rinse under warm water, dry fully before replacing. A clogged filter is the single most common cause of poor cooling performance and increased energy use (+10–15%).
  • Wipe the indoor unit body — with a dry or slightly damp cloth. Do not use solvents.
  • Check that the drainage tray and pipe are clear — a blocked condensate drain causes water to drip from the indoor unit.

Every 3 Months

  • Check outdoor unit clearances — ensure no vegetation, leaves or debris is blocking airflow to the outdoor unit. Keep at least 30 cm clearance on all sides.
  • Inspect outdoor unit fins — they should be straight. Bent fins (from hail or impact) can be carefully straightened with a fin comb; don't use force.

Before Summer (April/May)

  • Run the AC in cooling mode for 30 minutes on a warm day before the season's first heatwave. Check that cold air is coming out and that the outdoor unit is running normally.
  • Test the remote / app functions — check timer, sleep mode, and Wi-Fi connectivity.
  • Listen for unusual sounds (rattling, clicking, grinding) — these indicate a service call is needed.

What Only a Certified Technician Should Do

Under EU F-Gas Regulation 517/2014, only certified technicians may handle refrigerant. The following tasks require professional service:

  • Checking refrigerant charge and pressure
  • Adding or reclaiming refrigerant
  • Deep cleaning the heat exchanger coils (with chemical foamer)
  • Checking electrical connections, capacitors and contactors
  • Cleaning the condensate pump (if fitted)
  • Systems with ≥5 tonnes CO₂ equivalent refrigerant charge must be inspected annually

Warning Signs That Need Immediate Attention

  • 🔴 Water dripping from the indoor unit → blocked condensate drain or refrigerant issue
  • 🔴 Ice forming on the indoor unit → low refrigerant charge or blocked airflow
  • 🔴 Strange smells (burning, musty) → electrical issue or mould in the unit
  • 🔴 Loud grinding or rattling → fan motor or bearing failure
  • 🔴 Unit runs but room doesn't cool → refrigerant leak or compressor issue

How Long Do Air Conditioners Last?

With annual professional servicing and regular filter cleaning, you can reasonably expect:

  • Compressor: 12–20 years (this is the heart of the system and the most expensive component)
  • Indoor unit fan motor: 10–15 years
  • Control board: 8–15 years
  • Remote control: Replace batteries annually

Brands like Daikin and Mitsubishi Electric are known for above-average component longevity. Buying spare parts for major brands is significantly easier than for budget alternatives.

Can I clean the outdoor unit myself with a garden hose?

Yes — gentle rinsing of the outdoor unit fins with a low-pressure hose (not a pressure washer) is safe and effective. Spray from inside the unit outward to push debris out. Switch the unit off before cleaning and let it dry fully before restarting.

How much does annual AC servicing cost in Germany?

A standard service visit (inspection, filter cleaning, condensate check, basic refrigerant check) typically costs €80–€150 per indoor unit in Germany, depending on location and installer rates.
